How Carson Law Works On Your Real Estate Purchase File

At Carson Law, we believe in a team-based approach, so you will interact with a few key players based on where your file is in processing. There is a lot of backend work that goes into successfully closing your real estate purchase. Understand our process from owner and president, Ryan Carson, so we can all work together to achieve a smooth closing.

When you have a firm agreement of Purchase & Sale, meaning all conditions have been met, that is when we come in. When we have opened a file for you within our backend client management systems, you will receive a file opening email from our file opening department. In the file opening email, there will be instructions listed that need to be completed by you to fulfil our intake process.

Next, after we have received all intake documentation back, our real estate clerks will be in contact with you and will request the following items:
· void cheque
· mortgage instructions
· proof of home insurance on the property being purchased aka the insurance binder letter

After this, we can begin to process your file with your financial institution and the other law firm representing the seller. This stage is accomplished by a separate law clerk than the step above. At this time, we also conduct a title search to make sure all legal requirements are met on the property.

For your final signing appointment, please expect to sign your paperwork approximately 2-3 days prior to your closing date. This appointment can usually be done via zoom with esigning. However, some lenders do require pen to paper signatures so an office appointment may be necessary.

When everything is signed and your closing day is here, we are busy ensuring the final documents are sent to the proper parties, coordinating the mortgage with your bank, the purchase funds are being sent to the seller's lawyer and we register you on title as the new owner.

Final closing will most likely take place in the late afternoon. Expect to have your keys or lockbox code anytime between 2pm - 6pm.
